Revise outdated building setback – Shareda

KOTA KINABALU: The Sabah Housing and Real Estate Developers Association (Shareda) is seeking cooperation from City Hall to revise the outdated building setback in order the realise its dream in building functional houses.

"We need to revise this by-law to meet the modern demand and to ease the constraints faced by the architects.

She hoped that the architects here could come up with a creative design so that what they conceived is able to meet the local requirement and not something that is modeled after the western style because we are an Asian country.

"After taking into consideration the need to design a functional house to fulfill the buyer's wish, the developers also have to build something at an affordable price as well," said Susan.

"Now the building setback is 20 feet, which had been used for more than 50 years and is already outdated.

Such a move could reduce the generation of debris or rubbish and help ease the pressure on the mother Earth, said Abidin when launching the 'IPEX 2012-Property Exhibition ke as this could affect the housing development cost.

"Of course, we wish to build functional houses without the need for the purchaser to do a major renovation. ".

"We wish the local authority would update the current building setback (distance) to 10 feet for the front and rear portion of the houses, similar to the distance adopted by Sandakan Municipal Council," said Susan when asked to comment on the recent remarks made by Mayor Datuk Abidin Madingkir, who encouraged developers to build more functional houses, so as to minimize the need for renovation works after the homeowners have moved into the houses.

She is confident that with the cooperation from everybody related to the housing industry, the hope for Sabah to develop functional houses in future could be materialised.
